This user has the following games installed:

Sims 2, University, Nightlife, Open for Business, Pets, Seasons, Bon Voyage, Free Time, Apartment Life
Default Sudden lag but only in neighborhood view
Hey, my game suddenly started to lag/freeze but only in the neighborhood view.

It happened after I installed Any Game Starter and after funding it and deleting it, I've rolled back the saving point of the entire Windows 10.

What I did/checked:
For TS2:
+Drift camera off
+Lowest graphics settings
+Lowesrt RPC settings
+4mb patch
+Cleared cache and accessories files
+Cleared Thumbnails
+Graphic rules
+Video cards
+Standby cleaner
+CC on/off and various neighborhoods
+Restored Maxis camera settings
+Compatibility run with off/XP/Vista/win7
+Windowed mod

For windows 10:
+Vurtual memory
+Disabled redundant services
+Windows Defender TS2 exception
+Windows security completely off.

What it looks like:
After a normal start up, neighborhood loads and stays on a *black screen* for a while (only the mouse is visible). Then it loads the neighborhood map and it's extremely laggy, reacts to a camera move for 5+ minutes/never.
Dosen't crash, just very slow. Works normal on lots and other loading screens.

Tried with no Downloads folder and with new/empty neighborhoods, still the same black screen at the entering and (less, but still) laggy neiborhood.

Anyone has any more ideas where to try to poke the game or the OS?

Update: the camera lag was solved by making the screen resolution smaller in the game AND in the GRM.
The dark screen is still there tho. Sometimes UI is visible but not the map.
