Hello Ladies and Gentlesims

Your friendly neighborhood realty agent here. I just got my hands on this wonderfully ostentatious Victorian/country style colonial. Take a look at this layout.

This house includes a huge Master Suite that is about 50% of the ground level floor space. It includes His and Her walk-in closets, His and Her vanities a Dual Head shower room bath and small Privy with it's own door for privacy in those oh so private moments. And to the rear of the house has it's very own tea room for when you just need to get away from everything.

The Dining room has been modernized with arches covering half the wall space for view of the rest of the house with it's own little patio to the front of the house for the parties and to help air out the place.

The Kitchen also has been modernised quite extensively, though the pantry has been kept for that quaint old time feel.

The Den near the 3 car garage has it's own closet and bathroom and could very easily be made into a guest or 4 bedroom if you choose.

Upstairs has three bedrooms of almost equal size, two bathrooms, and a play room. There is also a lovely balcony area into the foyer for ease of seeing people coming and going. The play room also opens up on it's own coverd balcony over looking the backyard.

This lot has NO custom content it was all built with maxi's default materials.

This does not require The University expansion pack but you will need to use Clean Installer to install it without the expansion pack.

As for the Garages, No cars do not turn into them, they Teleport to the street and then drive off, The people teleport a second later. this can be quite amusing to watch the first couple of times. Cars also teleport back into the garages.

This is my first upload anywhere, if you people like it I will have many more of this type of house. I will also have this one with a basement. And after I get my hands on OFB there will be many many more wonderful victorian houses coming.

This and all others I may upload are based on actual house floor plans and because of this I will include a photo of the original or an artist conceptual drawing of the house.

It has recently come to my attention that a lot of people are using real floor plans to create their sim houses. While I obviously don't have an issue with this, I do have an issue with it being done badly. And most of these are done really badly. If people like I will write a tutorial on converting real houses to The Sims 2 and step people through the more difficult areas of it.

Things that might make this house more enjoyable
because the garage and service court are the closest doors to the sidewalk sims have a tendency to use them as the front door and the enter and leave the house to correct this I suggest using the following items in any combination.
